Jewar Airport's Expansion Zone Faces Stricter Building Regulations for Aviation Safety

The new rules for construction within 20 kilometers of Jewar Airport have created many concerns for the people living nearby. For those who bought plots of land or invested in projects with the expectation of making a return, these new rules have created uncertainty. To make things worse, the Airport Authority of India has also put in place rigid policies concerning altitude restrictions within a 20 kilometers radius of Jewar Airport. It looks like people are quite anxious about the newer things that are now going to be available to them. What are the rules?Within a 4-km radius, construction of buildings above 6 floors is prohibited, mobile towers are also banned, and booking calls to set up mobile towers are disabled.Within a 10 km radius of Jewar airport, no construction of any kind is to be done without NOC and illegal construction is also liable to strict penalties.Within a 20-km radius, the NOC from AAI is a must for altitude clearance for works such as planting trees.Use of drones and devices that emit lasers is also prohibited, and campaigns are to be held without any devices that emit lasers. What will be the impact on people? The issuance of these rules will certainly have many impacts on the citizens who are residing in Jewar and the nearby regions.Locals who were planning to either expand their homes or construct new buildings will now require an NOC from AAI. This would hamper their individual construction plans.Real estate and construction in the Jewar region are vital activities for the local economy. These new regulations can pose an adverse effect on local contractors, laborers, and other associated businesses. Mindset of people in rural areas regarding these regulations can be very different. Construction done without NOC can lead to their buildings being demolished, resulting in financial and legal complications.Ever since the announcement of the construction of Jewar Airport, there has been massive increase in real estate investment in and around Yamuna Expressway. There has been a steady increase in the prices of land and plots since 2018. Numerous builders have launched residential and commercial projects. However, these construction bans pose new troubles for investors. There are also a lot of potential side effects that can occur due to these bans. Delays in projects: Builders who started construction without NOC will have to cease operations and that would lead to a delay in the timeline and increase the cost. These factors will also directly impact investors who spent their money on flats or plots.Financial loss: If a project gets flagged illegal or is demolished, there could be heavy losses for the investors. Also, there is a huge gap between the Yamuna Authority rate (approx. Rs 34,000 per square meter) and the market rate (Rs 80,000-95,000 per square meter), so the valuation of investors’ capital could be impacted as well.Particularly for those who were investing in jewellery expecting rising demands, new and additional regulations could be a great cause of concern.
